23.01 GENERAL STATEMENT:
While the Wekiva Declarations prescribe various
types of building
materials that may be used in the Wekiva
community, all of them
require the use of "finished materials". The
following representative
language is found in the Master Declaration:
ARTICLE VIII
GENERAL RESTRICTIONS
Section 8: Building Materials: Only finished
materials such as brick,
stucco, painted concrete block, painted siding
block and wood
shall be used for the exterior surfaces of
buildings and structures
on the side or sides exposed to the street
(Emphasis added.)
23.02 DECLARATION OF CERTAIN METAL ROOF AS A
"FINISHED MATERIAL":
The Association hereby declares that metal roof
that carries the UL’s highest
classification for wind, fire and impact
resistance, shall generally qualify as a
"finished material" as required by the
Declarations and therefore may be used
for the exterior roofing surface of buildings and
structures subject to the below
requirements.
23.03 BOARD APPROVAL REQUIRED:
Notwithstanding the above declaration, metal
roofing will only be permitted
after the Board is supplied with a copy sample of
the roofing material to be
used to determine appropriateness of its use on
that particular building or
structure. The Board has the sole and absolute
right to approve or disapprove
the use of metal roof in each particular case.
23.04 COLOR OF METAL ROOFING:
If approved for use, the color of all metal
roofing must comply with the
requirements of Chapter 19 of this Wekiva Code.
